What is the BC Tenancy Agreement and why does it matter?

The BC Tenancy Agreement is the only legally recognized rental contract in British Columbia, governed by the Residential Tenancy Act. It protects both the tenant and the landlord with clear, enforceable rights. It covers your rent amount, security deposit terms, notice periods, maintenance responsibilities, and conditions for ending the tenancy. We use this document for every single rental, no exceptions. You will never be asked to sign a private or informal agreement. Your rights are fully protected from day one.
How does the security deposit work under the BC Tenancy Agreement?

Under BC law, the security deposit is capped at half of one month's rent. It is held and returned at the end of your tenancy, minus any deductions for damages beyond normal wear and tear. We follow this exactly. The deposit can be paid remotely before you arrive, which is how most of our tenants secure their suite from abroad.
